Typically, the first and fourth quarters are the two slowest for home value appreciation. If you were to project out a 1.91% home value appreciation for the remaining three quarters that would be a 7.64% appreciation for 2019. My projection at the beginning of the year was home value appreciation for the Tampa Bay market of between 5.5% and 7.0%. The market is currently outperforming my expectations. I predict Tampa Bay will finish the year between 6.75%-8%. If you look at 2018, the total appreciation for Florida was 8.53% which was the second highest on the East Coast behind Washington DC. Bottom line the Florida and Tampa Bay markets are continuing to see healthy appreciation and will do so throughout the remainder of 2019. Now, construction is underway on the next phase of renovations to the plaza — changes that will transform not only the property itself, but that entire corner of downtown Tampa, with 180,000 square feet of loft-style office space and more than 60,000 square feet of new storefronts.The former Channelside Bay Plaza struggled for years to attract and retain both customers and commercial tenants. This iteration, its developer hopes, will be able to sustain restaurants and retailers by becoming a destination for both residents and tourists. The office space provides a built-in customer base for restaurants and retailers in the wharf, especially on weekdays when foot traffic can be slow. The office space in the wharf is priced in the mid to upper $40s per square foot for all-inclusive rent. That's well above the average asking lease rates in downtown Tampa today. It's really called 'creative Class A' office. It's one of the most unique office offerings in the U.S. right now.The new facades will be white with gray accents and exposed black steel. The overhaul also includes second-floor outdoor terraces on both the north and south sides of the property — totaling 10,000 square feet of outdoor terrace space, which will be decked out with trellises and canopies. Sparkman Wharf is trying to create a sense of place, it has been a working wharf for a long time, and that industrial aesthetic is just innate to the location. This is an inspiration for the raw aesthetic of the building, which is more open, allowing the building to speak for itself. Craig’s Take:The exciting Water Street project is full steam ahead with the start of the transformation of the existing commercial space (formerly Channelside Bay Plaza) to the ground breaking of 815 Water Street dual-tower building and future home to Channelside’s first high-end organic grocery store. The Tampa Edition is also coming along at a rapid pace. The Tampa Edition will be Tampa Bay’s first five-star hotel. This incredible vision is becoming a reality. Cranes can be seen throughout Channelside and Downtown. If you haven’t yet checked it out, I encourage you to do so before the skyline changes for good. If you are anything like me, you will enjoy seeing the before, during and after. Stay tuned for more updates on Tampa’s most exciting new development. --> What's New inMid-Town Tampa-True Food Kitchen The $500 million Midtown Tampa development is getting the Tampa Bay area's first True Food Kitchen, a health-conscious restaurant co-founded by Dr. Andrew Weil, known for combining traditional and alternative approaches to medicine, and backed by an investment from Oprah Winfrey. True Food Kitchen has a seasonal menu that the company says is built on an anti-inflammatory diet emphasizing wholesome, simple ingredients, nutrient-dense staples, responsibly sourced proteins and little-known superfoods. The menu's signature dishes include an ancient grains bowl, grass-fed steak tacos and a vegetarian "inside-out" quinoa burger.Construction on Midtown Tampa's first phase is scheduled to begin soon. The 5,000-square-foot True Food Kitchen will include an outdoor covered patio and is expected to open on Himes Avenue in early 2021“True Food Kitchen is an example of how Midtown Tampa will showcase restaurants new to Tampa Bay and elevate the dining and entertainment options in the region,” Haines said. In February, he told the Tampa Bay Times that he expects Midtown Tampa's mix of office, hotel, retail and multi-family residential to include stores and restaurants that offer a distinctive enough experience to draw customers from Sarasota.Craig’s Take:Tampa will be True Food Kitchen's second location on the West Coast of Florida. The first being Naples. True Food Kitchen choosing Mid-Town Tampa as its location is an indication of how desirable this location is for restaurateurs. Mid-Town Tampa is an important location as it will be the bridge that ties West Shore, West Tampa and South Tampa together. Another important aspect is that it will create another walkable area in Tampa. --> Dali MuseumGets a Virtual Faceliftfor the Future The Dalí’s proposed capital project expansion plan has three key components: the mediated exhibitions or as it is calling Digital Dalí, (10,000 square feet); community and education spaces (10,000 square feet), and a new parking garage (150,000 square feet). The Dalí already has "Gala Contemplating You" and "Dreams of Dalí." However, the museum wants more multi-sensory, highly engaging digital experiences. "In order to capture the attention of new generations raised in the digital realm, we will advance our mission by offering audiences digital entry into his work and the sublimity of painting. ... In addition to these hands-on digital experiences, the new gallery will showcase more of Dalí’s life through additional film, photography and contextual reference material to convey, vividly, the artist’s life — showing Dalí as a trailblazer, unparalleled talent and a gifted provocateur who continues to inspire, fascinate and confound millions," the museum wrote in its application to the county. There are also plans to have a hologram of Dalí himself speaking with visitors. Having new space solely for digital and AR experiences will allow the museum to accommodate over 50 percent more visitors, the Dalí says. Meanwhile, its plans for the 150,000-square-foot parking garage show it would also be modern. Renderings show the garage potentially having a solar array system that would generate electric and collect rainwater, which itself would cost $3 million. Living green walls would climb the structure and a glass walkway would connect visitors into the museum. The need for the parking garage is to handle the large and growing number of visitors the museum sees. It would increase the parking from 130 to 410 spaces. Steinbrenner bought the house at 5008 W. Leona St. in 2007 for $1.8 million and sold it in 2011 for $1.35 million. The current owners paid $1.8 million for it in 2015. The house is 3,564 square feet with four bedrooms and four and a half bathrooms. This coastal-inspired residence is surrounded by new homes in a top-rated school district. Craig’s Take:There are some great features about this home. Its location--only four houses from the Point to the Open Bay. It is an ideal location for boaters with quick access to Old Tampa Bay. The outdoor area is exceptional and offers many well thought out details to enjoy year around. Like all homes there are a few less desirable features. It is located on a very narrow part of the canal so your neighbors across the way are very close allowing less privacy. There are currently eighteen waterfront homes for sale above 2 million dollars in zip code 33629. Over the past six months, there have only been two sales and over the past twelve months there have been five sales. The current absorption rate for homes with the above criteria during the past 12 months is only 2.3%. What that means is only 2.3% of the homes are selling on a monthly basis. Additionally, the current month’s supply of inventory will take approximately 43 months to sell. This means that if no other homes come on the market for sale, it will take 43 months for all eighteen homes to sell based on the current demand. Bottom line: This price range in this area is a strong buyer’s market. Whether you are currently living in a flood zone or not you will want to check the new boundaries if you are living in Hillsborough or Pinellas County. The Federal Emergency Management Agency (FEMA) released preliminary updates to flood map for the coastal areas of Hillsborough County which could change your risk and your insurance rates. The proposed changes, would impact, as many as 60,000 people between the City of Tampa and Hillsborough County, according to county officials. Eugene Henry with the Hillsborough County Public Works Department said that there will be several open houses coming up to help homeowners understand the changes.These proposed changes if they go into effect could impact homeowners in 3 ways: 1. You’ll be in a flood zone when you weren’t before 2. You’ll be in a higher risk flood zone 3. Or the base flood elevation on your property will change All three could impact the costs of flood insurance that your mortgage lender requires. Because these changes are only proposed it is important for homeowners to voice their concerns. Anyone who thinks their property is incorrectly categorized can submit an appeal between April 3rd and July 3rd .Once FEMA looks at all the appeals and comments and incorporates changes, the maps will be finalized. There’s a possibility some residences could be grandfathered in, but there’s also the chance lenders will still update.The new maps are available on FEMA’s website click here, more information can be found by clicking here. --> Hong Kong is Buildingan $80 billion Island to fix its Housing Shortage Hong Kong will spend around $80 billion to build one of the world’s biggest artificial islands. Secretary for Development Michael Wong said in a speech Tuesday that around 1,000 hectares of land would be constructed to deal with Hong Kong’s “serious shortage of land supply.” The project’s total cost will be around 624 billion Hong Kong dollars ($79.5 billion), Wong said. The new “land” will be formed near the existing island of Lantau and will provide up to 260,000 residential units, he added. Seventy percent of the new homes will be public housing. Hong Kong is home to about 7.4 million people. High demand and short supply have driven property prices to “unaffordable” levels in recent years. Although Wong said the new island would help Hong Kong “withstand the increasing pressure of the population,” the plans have faced criticism. Greenpeace responded to Wong’s announcement with a statement urging the government to develop Hong Kong’s former agricultural sites instead, claiming that it would be a more cost effective and environmentally friendly strategy. Zhu Jiang, senior project director at Greenpeace, said the move was a “retrogression.”To read the full article click here.Craig's Take:After Los Angeles? Interesting approach to solving the lack of land in very populated dense areas. Based on my rough calculations the cost per unit (home) is approximately $305,769. That would be affordable housing for areas like New York City, Los Angeles and San Francisco if located near the center of each of those cities. There are a few challenges with the property. One is the views are very limited, given it is located on the narrowest portion of Keystone Lake. My favorite part of this estate is the mature and lush landscaping that provides incredible privacy. The Testaverde family has enjoyed the home, since purchasing it for 4.5 million in 2007. It has been listed on and off since 2017 with asking prices ranging from 6.9 million to the current 2.5 million starting auction price. There have been 4 sales in Odessa above 2 million over the past 12 months. None of those were nearly as large as Vinny’s home. There are currently 8 other homes for sale in Odessa above 2 million which doesn’t bode well when only four sold over the past 12 months. South Florida-based Kolter already has $30 million in condos reserved and presales began in May, months before the sales gallery opened. Hyde Park House is proposed at Bayshore Boulevard and South DeSoto Avenue, with condos priced from the $900,000s. The 70 units range in size from 2,000 square feet to more than 3,000 square feet; the penthouse is more than 5,500 square feet.To view more click here. Craig’s Take: Kolter, one of Florida’s leaders in the development of luxury condos, brings you Hyde Park House. This is going to be the first high-rise condo ever built with larger floor plans located within walking distance to Hyde Park. The last high-rise condo project built in the general area was Parkside of Bayshore back in 2005. That building has only smaller floor plans in the 1,000- 1,371 sqft range. Reservation opened in May and they currently have 22 of the 70 reserved. The developer is set to convert the reservations to contracts at the beginning of November. It is at that time the deposit increases from $10,000 to 10% and more importantly becomes non-refundable. It will be interesting to see how many of the 22 reservations convert to contracts. The majority of the buyers thus far have proven to be locals looking to downsize from a large home to enjoy the maintenance free, walkable lifestyle this location offers without being in an urban environment like downtown or Channelside towers. This condo building delivers on all three of those benefits better than any other options currently available. The developer plans to break ground next month, and the building is anticipated to be completing in Mid 2022. The vertical buildings are nearly complete, the coastal thicket landscaping and tilted lawn are being worked on now. The next step will be the roof for the Pier Head building.The Pier Head building will house three restaurants: Teak, an upscale restaurant, Pier Teaki, a rooftop bar, and Driftwood Café. A bait shop that will complement the fishing dock will be situated at the very tip of the pier. Doc Ford's Rum Bar & Grille is almost to completion and an ocean-themed playground has been installed. Near the playground will be a plaza where there will be a tenant to serve food and beverages and a splash pad. There are also a number of smaller projects such as shading and lawn work for Spa Beach Park and art installation including Artist Janet Echelman's net sculpture.The work for the entire Pier District is expected to cost $92 million, attract 1.7 million people a year, and will open in Spring next year. .Click here for full story and photos. Craig’s Take: It has been a long time in the making and at one point the new St. Pete Pier’s future appeared to be out of sight. The initial conversations began in 2013 and the formal conversation began in 2014, shortly after Mayor Kriseman took office. There have been multiple design teams working on different designs over the years. The guiding principles throughout all proposed designs were to comprise a collection of activities. The job of the citizens’ Pier Working Group focus was to incorporate all the key elements which include function over form, family oriented, a place for everyone, and to honor the waterfront master plan. In the end it appears the completed Pier design will meet and exceed all those elements. It is sure to be a destination for locals around the Tampa Bay area as well as tourists visiting the Bay area. I am grateful the politicians and taxpayers worked together to make this vision a reality. Check out future posts that will include all points of interest for the new St. Pete Pier. The Heights Marriott International will bring its 153-room Moxy Hotel brand to the Heights, the 50-acre riverfront district. Marriott has been drawn to the Heights by its evolution as a trendy place to live, work and play. The character of the Moxy Hotel will be defined in part by its use of technology and the work of emerging artists. The Moxy has techie features such as guests being able to park in the hotel’s garage, check into their rooms, and unlock their doors with their mobile phones. The floors above the hotel will include nearly 300 apartments with their own lobby separate from the hotel. The tower also will include 5,000 square feet of retail space. It will be served by a 1,500-space parking garage, which will have another 9,000 square feet of retail space, that’s expected to open on the same block in late 2020.The 25-story tower is planned two blocks east of the Armature Works, W Oak and Seventh Avenues on the north and south, and N Highland Avenue and N Tampa Street on the west and east.. Construction is expected to start in early 2020, with the hotel projected to open in 2022.Craig’s Take:This is a big deal because there is nothing like this in the Riverside Heights and Seminole Heights area. This is another example of the impact of Tampa’s Riverwalk. The Riverwalk caused many local developers to begin investing in and around the Riverwalk several years ago. At that time, they were considered risky decisions as the area was still underdeveloped and was at the beginning stages of its transformation. Since that time the area has seen a massive transformation. The opening of this Marriott Hotel is another example of a global brand opening a business in this area. I believe these are all positives for the area. However, some locals in the area may not embrace large companies (who are not local) coming into the area. This area has seen a strong grass-roots effort to keep the area with that local small-town feel. Many locals have been investing in the real estate market in the area by purchasing older homes and in some cases building new homes with the intent to Air BNB them. These local investors have experienced great success over the past few years with this opportunity. I am curious to see the impact once the hotel is completed and open for business. I believe there will still be great opportunity as some people prefer to stay in a home environment with the added privacy and amenities it offers in comparison to a hotel. However, the added supply has the potential to drive down nightly rates.Wesley Chapel Mark Gold, a real estate investor and developer, spent three years searching for property in the Wesley Chapel area and another year negotiating for the purchase of The Grove at Wesley Chapel before closing the $62.7 million acquisition last month. His ambition is to do what he’s done at other sites around the Southeast — turn a stale shopping center into a destination for family-centered dining and entertainment. This one is northwest of the Interstate 75 interchange at Wesley Chapel Boulevard.Gold unveiled plans for what he calls a container park to feature local food and crafts. He also envisions a children’s park, an amphitheater with musical events like those offered in the Wynwood Food and Culture District of Miami. He said he plans to invest an additional $110 million in the project. How do you retain the value in your fixer upper or beautiful new modern home? Let's prioritize ways to renovate and add return on your investment (ROI).1. Update kitchens and bathrooms for the greatest return on investment.Kitchens will give you one of the biggest returns on your investment. This doesn't have to be done all at once (though it would be easier to do it all at the same time and not live through multiple renovations). You can start by replacing old appliances with new, and make sure all appliances match if possible. Black Friday is coming and is a perfect time to buy new appliances which can be a valuable place to put your money. Don't want to buy and install new cabinets? Consider refacing or replacing outdated cabinets, as well as reviving old flooring with newer wood tile or high end vinyl options. A great update, that can be a weekend project or a quick upgrade is a backsplash. This can change the look and feel of your kitchen.If you just bought a home with standard cabinets and Formica countertops in the kitchen, then a simple swap out for quartz or granite will benefit you in your efforts to realize a return on your investment. Add gourmet-style cabinets and swap out the outdated overhead lights for updated modern fixtures and you’ve got a whole new vibe.Bathrooms, like kitchens, don't always require a complete renovation. You can tackle inexpensive elements like vanities, toilets and fixtures, and still get the look and feel of an update without breaking the bank.2. Prioritize curb appeal with landscaping.Landscaping is probably the easiest and most affordable way to increase your home's value in the first year. It's also something you don't need a pro to help you with. You can tackle it yourself in phases or over a weekend. Landscaping, is a quick ROI project. Strategically plant native shade producing trees, which can reduce energy costs by as much as 50%, plus raise the value of neighboring homes. Plant young shrubs and leave space for them to grow, as this will help cool your property. When thinking flowers, if there are annual plants consider replacing with flowers or perennial foliage to help cut yearly maintenance and costs. Some tips of what not to do: installing synthetic turf and gravel scaping (as both can increase energy costs and degrade environmental resilience) and removing established trees.3. Modify the floor plan or add square footage.If you’ve purchased a home that’s closed off and choppy this is not as big a deal as you may think. If you prefer a more open design, then removing a wall here or there will increase the value. If there is a wall between the kitchen and the living room, remove the wall (leaving about two feet on each end), sand the hardwood floors, and add an island in the kitchen. Voila, a new open space and an island in your kitchen!A great ROI is adding square footage through your home--a second bathroom, family room or four-season room. Bigger homes usually lead to higher values and that’s something buyers tend to notice. Adding another decent-sized bedroom alone can broaden your buyer list if you sell, since many people will always consider more bedrooms than their family requires, but rarely consider looking at properties with less. It has been on the market since that time and has gradually seen its price reduced overtime to the current asking price of $2.150 million. There is no doubt this home is beautiful but at over $2 million it is a very tough sale. The average sold price in Cory Lake Isles is $485,067 and there have only been two sales over a $1 million during the past two years with the highest being $1.175 million. The home is in foreclosure and a final judgment was entered on 8/20/2019 for $1,722,746. It is currently scheduled to go to auction on 12/19/2019 at 10:00 a.m. It not currently being marketed as a short sale because if they get an offer at the current asking price it would not be a short sale. In my experience it is unlikely they will receive an offer at the asking price before the sale date. They are running out of time and need to explore other options. This needs to be a lesson that even in today’s good market there are still people who remain under water.
