Among the endless to-do lists this season can bring, don't forget what makes the season so special...celebrating with our friends and family.We have compiled a list of fun festivities to celebrate for ALL ages! CLICK EVENT FOR DETAILS The Florida Botanical Gardens The Florida Botanical Gardens are lit to perfection for the annual Holiday Lights in the Gardens display. Walk along the illuminated paths that highlight all types unique flowers and plants. Over 1 million LED lights are used to set the gardens aglow. Live nightly entertainment and a visit from Santa make this the perfect family-friendly event. Refreshments and holiday-themed gifts are available at the Gardens' gift shop. The display is on from November 23 through Dec. 30 every night from 5:30 to 9:30 p.m. Zoo Tampa Santa’s reindeer have flown in for Christmas in the Wild at Zoo Tampa’s and guests can see the reindeer along with more than a million twinkling lights, glimmering holiday displays, an animated Christmas tree, and of course, get photos with the big guy himself, Santa, in Santa's village. As a bonus, you'll get to see the zoo's animals at night. Visit Christmas in the Wild Friday and Saturdays November 29-30, December 6-7, 13-15, and 20-23 from 4 to 9 p.m. Largo Central Park Largo Central Park is a beautiful, 70-acre park located in the heart of Largo, about a half hour's drive from Tampa. Its rolling grounds and fountains have set it apart as one of the finest parks in the county. During the month of December more than one million LED lights hang above the walkways creating an atmosphere perfect for a stroll with family, friends, and loved ones to get you in the holiday spirit. Make sure to bring a blanket or wear a sweatshirt, it gets cold! On December 16, you can even play in the snow (yes, really!) and greet Santa from 6:30 to 9:30 p.m. in the Snow Zone.The lights are on Nightly from Nov. 22, 2018- January 1, 2019 from dusk until 9:30 p.m. Santa Fest Bring your friends and family to the 36th Annual Downtown Tampa Parade. Every year, Curtis Hixon Waterfront Park is transformed into a holiday wonderland. Enjoy holiday activities at the park like, Christmas crafts, free photos with Santa, and live entertainment. Then, watch the parade as it marches down Morgan Street and down Madison Street. The holiday festival and parade will take place on Saturday, December 7th from noon-4 p.m.The parade will begin at 11 a.m. on Morgan Street. Christmas Town at Busch Gardens Christmas Town at Busch Gardens, is a holiday extravaganza. One million lights, shopping, shows, Santa, and characters from the TV special "Rudolph the Red-Nosed Reindeer," are brought to life during this festive event. It's great holiday fun for kids of all ages. Christmas Town takes place from November 16th-January 1st from 10 a.m. to 8/10 p.m. *(hours vary check to verify) 2019 Holiday Lighted Boat Parade The Hillsborough River lights up every year with hundreds of holiday boats during Tampa's Lighted Boat Parade. View the brightly lit spectacle from venues along the Riverwalk as boats small and large in holiday dress sail by. It's a sparkling celebration that combines Christmas with the Tampa Bay lifestyle. Be sure to look out for Tampa Bay's 35 foot LED lit Christmas tree that floats along the harbor. The tree will be on display from December 3rd - January 2nd. The boat parade takes place Saturday, December 21, 2019 from 6:30 to 9:30pm. Winter Village at Curtis Hixon Park Tampa's great weather can sometimes make it difficult to get into the holiday spirit for those used to the snow and cold. Inject a cheerful chill into your holiday celebrations at Winter Village located downtown along the beautiful riverfront. Consisting of an outdoor ice rink, cafe, and pop-up market, this event brings the sights, sounds, and tastes of the season. Enjoy some family ice time with a 90 minute skate costing $15 and includes skate rentals. Gov. Ron DeSantis announced that the state will pay $1.4 billion to rebuild the West Shore interchange starting in 2023.The mammoth undertaking will expand the area that connects the Howard Frankland Bridge, Interstate 275, Tampa International Airport and the Veterans Expressway. As any Tampa Bay resident can attest to, this area has historically been one of the worst bottlenecks in the region. However, many residents are complaining that this intersection is not where rebuiliding focus should occur. Click the F button below and follow us! --> Tampa Bay FeaturedJUST SOLDLuxury Listing In today's Tampa real estate market, sometimes a luxury listing may be a luxury lot waiting to be developed. In this case Tampa Bay Lightning right winger Nikita Kucherov, who has the richest contract in Lightning history, has purchased a waterfront home in South Tampa — a property that's a potential tear-down for redevelopment. Kucherov paid $2.95 million for a 1960s-built home in Sunset Park Isles on a finger of land that juts into Old Tampa Bay, in a deal that closed in late October, according to Hillsborough County property records. In 2017, Kucherov bought the home of another household name in Tampa Bay professional sports: former Tampa Bay Buccaneers coach Dirk Koetter's home in nearby Culbreath Isles.Craig’s Take:The property was purchased for its land value. It sets at the very end of Dundee Street giving it a massive 250 feet of water frontage. It also offers incredible views of Old Tampa Bay and spectacular sunset views with its western exposure. There’s a reason they call this neighborhood Sunset Park Isles. The name doesn’t disappoint. The highest lot sale in Sunset Park Isles over the past year was $1.495 million. That lot was far inferior to the Kucherov’s purchase. Hence the reason for the massive difference is purchase price. Kucherov’s home sold last January for $2.495 million. This is just more evidence of the land grab for incredible South Tampa waterfront lots. In the past years we have seen some of the Tampa Bay area’s highest priced land sales many of which are in South Tampa. From the Bucs co-owner double lot sale of $16 million, to my friend Greg Margliano’s sale on Davis Island of $6.26 million back in April, to several others. One interesting thing to point out is many of these recent lot sales were previously sold not long ago for far less money. The Davis Island sale of $6.26 million sold in 2015 for only $3.4 million. In less than four years the price nearly doubled. We have all heard the adages: There’s only so much waterfront real estate. They are no longer making waterfront real estate. The most famous of all real estate is about location, location, and location. Many owners of waterfront real estate are aware of this land grab and are testing the market. There are currently 5 lots listed in South Tampa for over $2.0 million. With the highest being $4.995 million. Many of these lot deals are put together as what we in the industry call off-market deals. That simply means the property was not listed on the MLS and marketed using traditional methods. These deals in many cases are put together the old fashion way through the Realtor’s network. --> Tampa Bay FeaturedLuxury Listing Jimmy Rollins is swinging for the fences in Florida. The retired baseball star is asking $6.875 million for his waterfront home in Tampa, more than double the $3 million he paid for it five years ago. Built in 2008, the house sets on a narrow inlet of Tampa Bay on a 0.4-acre lot in Culbreath Isles, a guard-gated community on the west side of the city. Luxe amenities include an office, home theater, and wine cellar. The outdoor space includes a living area on the water, as well as a pool and spa. Rollins, 40, is a three-time All-Star and four-time Gold Glove Award-winner who played 17 seasons for the Philadelphia Phillies, Dodgers and Chicago White Sox. He won the NL MVP award in 2007 and led the Phillies to a World Series title a year later. Rollins is busy in the real estate game. He listed his New Jersey mansion in 2017 for $799,000. It sold last year for $687,000. And he reportedly broke a record in Encino, CA, with his purchase of a $10.65 million, the highest price paid in the city at the time.Craig’s Take:Jimmy and his wife Johari purchased the home for $3.0 million in 2012. At the time the Tampa market was at its low. The home was built in 2008 by Windstar Homes. Windstar Homes has been one of Tampa Bay’s premier homebuilders since 1996. They have a track record of building some of Tampa Bay’s most impressive estates that set on some of the Bay areas most caveated homesites. The home has not seen too many upgrades or changes since the time of its last sale. The home’s current list price of $6.875 is a cool $3.875 million more than what the Rollin’s family paid for it just seven years ago. The highest sale in Culbreath Isles over the past two years sold for $5.175 million. That estate was built in 1976, boasted 9,551 heated sqft, yet needed significant updating. The things you can’t change this home has in tens. It has 176 feet of water frontage, large pie shape lot, incredible privacy, and unrivaled open Tampa Bay views. In fact, this estate sets on the most coveted homesite in all of Culbreath Isles. That is in stark contrast to the Rollin’s estate setting on an inlet with homes across the way that obstruct the Bay views and doesn’t allow for optimal privacy. The wealthy pay high premiums to have the best in the things you can’t change. The next highest sale in Culbreath over the past 2 years drops all the way down to $2.650 million. Homes above $2.0 million in Culbreath Isles are selling on average in 186 days and sellers are getting 88% of their asking price. As exquisite of an estate this is, I believe it will sell between $4.75-$5.0. That is far cry from the current asking price of $6.875. Don’t feel sorry for the Rollins’ family it is still a heathy increase of $1.75-$2.0 million from the $3.0 million they paid back in 2012. --> Copyright (C) 2024. The Kincheloe Group. Published October 2019 OCTOBER 2019/VOL 1/ISSUE 11 TAMPA BAY INSIDER FEATURES, TRENDS, AND EVENTS FROM: --> Crane Watch in Tampa Bay Riverwalk: One of the most anticipated luxury high-rise apartment towers that's been in the works in downtown Tampa for six years is moving closer to beginning construction. City to spend $1M on Riverwalk improvements as 33-story AER tower in downtown Tampa moves toward groundbreaking. Water Street:EDITION Tampa, the boutique hotel topped with luxury condos in Water Street Tampa, has officially broken ground. The 27-story EDITION — which includes 172 guest rooms and 37 condos — is under construction across the street from Amalie Arena, at the northwest corner of Channelside Drive and Water Street. It is slated to open in spring 2021. The condos — the first hotel-branded condos in Tampa and the third EDITION branded condos in the U.S. — will be on floors 10 through 27. The Residences at The Tampa EDITION will be world-class listings that set a new standard for luxury throughout the region with spectacular views, gracious layouts including extensive private balconies that extend every unit to the view, and a full suite of amenities and services available on site.Beyond guest rooms and condos, the hotel will also include restaurant and entertainment spaces, including a lobby bar, lounge, market and entertainment venue. Craig’s Take:There are several reasons this project is significant. The first is that it is going to be Tampa’s first 5-star hotel. If you are like me, that is a surprising fact. Secondly, it is going to be the first hotel in the downtown area that offers condo-residences in a hotel where residents can enjoy all the amenities that hotel guests enjoy. Until now, the only hotels that offered such have been located out on the beaches, like the Sand Pearl and others. The Tampa project will be the third similar Edition-branded residences in the United States. The other two being in Miami Beach and West Hollywood in Los Angeles. Presales are slated to begin early next year, and pricing has yet to be released. We do know from sales of other Edition-branded residences they garner premium pricing. The Miami Beach Edition condos began pre-sales a year ago and their pricing ranged from $1.65 million and went up to $8.9 million for 5,200 square-foot-unit. This project is one of many Water Street projects that is firmly solidifying downtown Tampa as one of the premier downtowns along the east coast of our country. It is disappointing that the hotel is not slated to be open in time for the super bowl coming up on February 7, 2021. It will be here soon enough and it is something for us all to be excited about.Westshore District: Cru Cellars will bring its wine selection and cheese and charcuterie boards to the Westshore Marina District. The South Tampa wine shop and restaurant has signed a lease for 2,400 square feet in the 52-acre mixed-use district at Westshore and Gandy boulevardsCru, which has locations in South Tampa and Heights Public Market within Armature Works, will serve wine by the glass, cocktails, from-scratch dishes and cheese and charcuterie boards. It will also sell bottles of small production wines from around the globe and offer a lunch menu. Grab-and-go pastries and a coffee menu are also planned."Every neighborhood deserves a local respite where locals can escape and center themselves over good company, great atmosphere and serious food and wine,” Jennifer Bingham, who owns Cru with her husband, Torrey, said in a statement. “I’m excited to bring a neighborhood spot to the Westshore area.”Cru joins other restaurants and retailers that have recently committed to the Westshore Marina District: Duckweed Urban Grocer will have a presence there, as will Crave Spa, Salon Color Bar, DRNK coffee + tea and QWENCH juice bar. Craig’s Take:Jennifer and Torey are past clients who have a passion for wine and food. Their knowledge on wine is incredible and they love sharing it with others. They offer classes where you can learn about all types of wine. Several years ago, I took their introductory course and learned a lot while having a good time. I highly recommend it to anyone who is interested in learning more about wine. The Westshore Marina district lacks local restaurants like Cru Cellars and the residence there are in for a treat. If you aren’t familiar with the development going on in that area and have questions, please reach out. It is one of the most active areas in Tampa for new development and is going to be one of the more desirable areas in Tampa to live if you want to be by the water. Stay tuned for future development updates for this part of Tampa. St. Pete Pier:The 26-acre St. Pete Pier District is nearing completion with major hurdles conquered, but there is still much to do before the 2020 opening.The pier head building will house a bait shop, restaurants and a fishing dock. Onshore, the Doc Ford's Rum Bar & Grille is nearly complete. Adjacent is the parking lot where solar panels will be installed on canopies; they will be connected to Duke Energy's grid. Solar panels are also being installed at the marketplace that will act as shade for the vendors. The city is expected to have all of its initial vendors selected for the marketplace by October. Playground equipment has arrived. St. Pete Mayor Rick Kriseman tweeted a photo of the first delivery of play equipment as he toured the Pier site.Midtown:The master developer of Midtown Tampa has hired two real estate firms that specialize in experiential and lifestyle-driven properties to spearhead the district's retail portion. New York-based Bromley Cos. said Wednesday it has partnered with Jeffrey R. Anderson Real Estate Inc. and CASTO Southeast Realty Services to develop Midtown's 220,000 square feet of retail space.Storefronts are a key component of Midtown Tampa, which has already signed a deal with Whole Foods Market Inc. to relocate its store from the nearby Walter's Crossing shopping center to Midtown. Retail space is what will shape the pedestrian experience within the district.In addition to Whole Foods, Bromley is also bringing Tampa's first True Food Kitchen to Midtown as well as a new restaurant from chef Chris Ponte.A national retailer specializing in outdoor apparel and equipment plans to open a 22,500-square-foot store in Tampa in spring 2021. The REI Co-op will be located at 1101 N. Dale Mabry Highway in the $550 million Midtown Tampa, the new district under construction in the Westshore area. REI will open its store on the spot that once housed Men's Wearhouse. The location is at the base of the seven-story, $72 milllion Midtown One office building and next to where Whole Foods Market will be constructed. Craig’s Take:In today’s new world of retail development concepts are changing in order to be able to compete with online shopping. The new concepts are being designed with service-oriented businesses like restaurants, fitness studios and beyond to create the customer coming back to enjoy experiences not available online. The significance of Mid-Town is three-fold. The first it is completely transforming a previously underutilized and underdeveloped area of Tampa. Second, it is going to tie together several different parts of Tampa. It will tie the International Mall Area, Westshore Business District, South Tampa, and West Tampa areas all together. This location is incredibly central to all of Tampa and being right off I-275 will be easy to access for all of Tampa. I expect this area to see a huge traffic of people coming from all areas of Tampa. The third reason, it that it will create another urban walkable area for all the surrounding residences. I do expect this development to have a positive impact on the surrounding real estate values, especially parts of West Tampa, North of Kennedy, Westshore Business District and Carver City. The market runs every Saturday from 9 a.m.–2 p.m. in downtown St Petersburg located in the Al Lang Field parking lot (the corner of 1st Street and 1st Avene S). --> Real EstateMarket Watch According to the recently released S&P CoreLogic Case-Shiller Index, home prices across the country have moved into a more sustainable growth pattern. Data from the index shows that annual home price gains across the U.S. decreased to 3.1% in June, down from 3.3% in May. This marks the 15th consecutive month of declines in annual home price gains. The increase in home prices should be sustainable so long as the U.S. doesn’t experience an economic downturn in the near future. But, with issues such as global trade conflicts, a rocky stock market, and an inverted yield curve (where interest rates on short-term bonds are higher than those paid by long-term bonds), investors may be considering safer, long-term investments. Most of the market factors directly related to housing performance are still looking good: The U.S. economy added 164,000 jobs in July.Unemployment rates continue to be near a 50-year low. Low interest rates are keeping buyers engaged. If there is a possible recession it will unlikely have a big impact on the housing market. In the short-term there is a possibility of an uptick in the market due to two reasons. 1) interest rates going down. 2) most recent existing-home sales report by NAR shows that housing inventory decreased to 1.89 million available homes in July, which is a 1.6% decline from the previous year. While this can be problematic for buyers, it may cause home values to uptick again due to the low supply of inventory. The long-term effect could also help to avoid another housing crisis due to oversupply.Tampa real estate– which saw prices rise⬆️4.7% in June – is doing better than more expensive markets. For example, prices in San Francisco rose⬆️just 0.7%, and Seattle was the only city to see negative➖appreciation with -1.3% in June. Thanks to high demand for homes in Tampa, home buyers are looking less at downtown properties and are opting for more reasonably priced neighborhoods instead. To read more click here. Craig’s Take:While the slow down in price appreciation might initially seem like a concern it is a better match with current wages and can benefit buyers by giving them more purchasing power. The current pace of price appreciation is more in line with what we have seen historically, even though the extreme price increases of the past few years can make the current growth seem slow. Tampa continues to outpace most other major cities with price appreciation. Real Estate is still very local in nature and certain parts of Tampa Bay may see price depreciation over the next 12 months while other area could see close to double digit gains. In January, Holland America announced it was no longer going to stop at the port, but said it could resume operations in Tampa at a later date. The cruise line announced it will return in 2020. Holland America Line is returning to Tampa with 18 Caribbean and two transatlantic cruises from November 2020 to April 2021. The combination of five-to 14-day offerings feature western and southern Caribbean ports of call. Holland's Veendam vessel will be used for the trips and can hold up to 1,350 passengers. Holland previously helped Port Tampa Bay welcome more than 1 million cruise ship passengers in 2018, its biggest passenger count to date. The port is expecting to break the previous record by fiscal year 2021 as it captures more cruise ship business, Lovelace said. Celebrity Cruises, which operated in Tampa in 2007, is also returning to Port Tampa Bay in 2020. Switzerland-based cruise line MSC Cruises is a new line that will be coming to Tampa in 2020 and will sail to the Caribbean, Mexico and the Bahamas. Other cruise lines at the port include Carnival, Royal Caribbean International and Norwegian Cruise Line. --> Dessert Wars Loosen those belts, Tampa, things are going to get seriously sweet next year. Dessert Wars, billed as America’s largest dessert festival, will take place at Armature Works on February 9. Tons of vendors will be baking fluffy and flaky, sweet and dense, sugary and savory treats, all in the name of being crowned Dessert Champion. Be warned, this event sells out every year. You’ll want to get your tickets a bit in advance. Don’t worry, you don’t have to pay for each and every dessert. Your ticket comes with sample tickets you can use at participating vendors. Sprinkle on top tickets include 50 sample tickets, a “go-box” and an exclusive Dessert Wars T-shirt with entry beginning at 3 p.m. the day of Dessert Wars. From the 80’s to 2008 the home was owned by Larry Dimmitt Jr., owner of the Dimmitt Family of luxury car dealerships throughout Pinellas County. Part of the reason it sold for more money in 2008 than it did in the most recent sale was because Mr. Dimmitt agreed to seller finance a large portion of the sale. Many times, when a seller agrees to such terms it makes it easier for the buyer to purchase and as a result the seller is able to get a higher price for the property. Obviously, the downside is the seller doesn’t get all of their cash until the amount the seller financed is paid off or refinanced. The most recent sale was an all cash sale and didn’t involve any type of seller financing. The seller of the property was Dr. James St. Louis founder of the Laser Spine Institute. If you aren’t familiar the Laser Spine Institute was abruptly closed back in March of this year due to financial difficulties. Craig’s Take:This unique Frank Lloyd Wright estate has been on and off the market since 2017. The current listing agent is the third agent to give their best efforts to sell it. When it was last offered for sale it was listed as high at $10.9 million. It’s currently being offered at $8.5 million which is the lowest offering price to date. In my opinion this home is a piece of art and there is nothing that remotely resembles the architecture of this estate. It is very eccentric and not everyone is a lover of Frank Lloyd Wright’s design aesthetics. There are some elements of the home that are still dated to the 90’s when it was originally built. I believe this estate will sell between 6.9-7.1 million. With the upcoming Super Bowl coming to Tampa in 2021, and an influx of tourists now is a great time to invest in property. It is also an even better time to enjoy ALL that Tampa Bay has to offer.Tampanians are happy to hear that description of its city on the rise. Since the recession, Tampa Bay's development and tourism scene has exploded. Visit Tampa Bay reported that visitors pumped $6.6 billion into Hillsborough County last year, fueling tens of thousands of local jobs. More than 2,000 hotel rooms are under construction right now in Tampa Bay, with big events on the horizon that promise to bring even more visitors. Local hoteliers and vendors are in the midst of celebrating the area's growth while attempting to predict the future. They're uneasy about even the slightest possibility of a recession, but already anticipating the onslaught of Super Bowl visitors come 2021. Overall Tampa Bay is in a good place: The number of trendy hotels opening over the next 12 months doesn't outpace the anticipated demand of those who are looking for high-class visits or business trips. A record 126.1 million people visited Florida last year, according to Visit Florida. More than 30 million people of them visited Tampa Bay, according to data from local tourism groups Visit St. Pete/Clearwater and Visit Tampa Bay. Visit Tampa Bay, which promotes Hillsborough, just published a study it commissioned through analysts at Tourism Economics this week that showed overall visitor spending up nearly 7 percent in 2018, at about $4.2 billion. Pinellas County has reported a total economic impact of about $8.4 billion from its tourism industry.Craig’s Take: There are many hotel projects that make up the 2,000 hotel rooms currently under construction. The three most important hotel projects in my opinion are the J.W. Marriot on Water Street located in Downtown Tampa, Current Tampa located on Rocky Point and The Edition located in Downtown Tampa. Two out of those three will done in time for Super Bowl 55. A fourth hotel project worth being mentioned was a massive remodel rather than new build and that is The Marriott Waterside Hotel also located Downtown. J.W. Marriott on Water Street Downtown Tampa This will be the first time Marriott International will introduce their JW Luxury brand to Tampa. The 26-story hotel will feature 519 rooms, Construction of the JW Marriott began in 2018 and is currently ahead of schedule. The $200 million-plus hotel will be done next summer and ready to hose Super Bowl visitors here in Tampa in February 2021. In addition, the new JW Marriott Strategic Property Partners purchased Marriott Waterside Hotel and Marina. The Marriott Waterside has been an anchor hotel for downtown Tampa for many years. Strategic Property Partners completed a $50 million renovation of the Marriott Waterside Hotel & Marina was completed earlier this year. The 17-story, 727-room hotel saw a major transformation in existing rooms, new restaurant, the fitness center was expanded and upgraded with state-of-the-art equipment and back-of-house spaces on the first floor were reconfigured to allow for the development of a new Starbucks storefront with an exterior entry along Water Street. Combined, the JW Marriott and Tampa Marriott Waterside Hotel & Marina will create the largest collection of hotel rooms and meeting space in the Tampa Bay area with 1,246 rooms and 150,000 square feet of meeting and event space. Edition Located in Water Street Downtown Tampa The Edition will be Tampa’s first 5 start hotel. Strategic Partners is brining Marriott’s modern luxury brand Edition to Tampa. The 27-story tower will include 172 hotel rooms in addition to 37 condo-residences on floors 10-27. The Edition Brand is partnership between Ian Schrager and Marriott International. The brand has hotels in New York, Miami London and Sanya, China. If the name Ian Schrager sounds familiar to you he was one of the founders of the infamous Studio 54 in New York back in the late 70’s. Construction recently broke ground and the Tampa Edition Hotel & Residences is set to open in the spring of 2021. Unfortunately, this hotel is not expected to be complete in time for visitors to enjoy for Super Bowl 55. Current Located at Rocky Point I will discuss the details of this new hotel below in a separate section because it is just opened last month. There are three other additional hotels in the Westshore area all set to open that make up nearly 400 more room. The reason I believe the three I wrote about are most important to Tampa Bay’s success is because Tampa Bay has always lacked boutique high-end hotels in very desirable locations except the beaches. Tampa hasn’t had any hotel brands synonymous with luxury like The Ritz Carlton, W Hotel, Four Seasons, St. Regis, Signature Marriott and the JW Marriott. With the addition of the hotel Current Tampa will soon have 3 boutique hotels that are part of the Marriott Autograph Collection. Now people traveling to Tampa Bay for pleasure or business have options for these types of accommodations. Locals also have upscale options to enjoy the swanky hotels that offer handcrafted cocktails, gourmet food, unique ambiences and incredible views. After it completes a modernization in May 2020, Celebrity Cruises' Constellation ship will sail from Tampa for the winter 2020-2021 season. This is the first time the cruise line is returning to Tampa since 2007. The service will operate three different alternating 10- and 11-night round-trip sailings to the southern and eastern Caribbean, with one touching the Panama Canal."The addition of this premium brand to the explosive growth that Tampa Bay is experiencing will add an extraordinary adventure to the many choices vacationers have in Tampa Bay,” Port Tampa Bay CEO and President Paul Anderson said in the announcement. Celebrity is considered a premium class which is going to be a good addition," Greg Lovelace, Port Tampa Bay's senior director of business development, told the Tampa Bay Business Journal on Monday. Celebrity Cruises is owned by Miami-based Royal Caribbean Cruises Ltd., which also owns Royal Caribbean International and Azamara Club Cruises. Port Tampa Bay's other major cruise lines include the Carnival Cruise Line, Royal Caribbean and Norwegian Cruise Line. "Cruise lines go where there's demand and market support them. This is a testament to our market," Lovelace said, adding that the port markets Tampa Bay's assets, including the $3 billion Water Street Tampa development. Read more here. Craig’s Take: The Port of Tampa has been making big moves this year. In addition to the deal with Royal Caribbean Cruises, The Port of Tampa has inked a couple big shipping deals CMA CMG Group, a global shipping company based in Marseilles, France and another with Shanghai-based Cosco Shipping Lines. The deal with CMA CMG Group recently resulted in the largest container ship ever to call at Port Tampa Bay, and it cruised under the Sunshine Skyway bridge in June. The 1,096-foot-long vessel that has the capacity to carry 8,500-9,500 containers is the first container ship to arrive into The Port Tampa Bay as part of the deals inked back in February. Pacific Express 3 was adding Tampa as a weekly stop on a route that includes calls in China, Singapore, Vietnam and South Korea, then, after passing through the Panama Canal, Houston, Mobile, Ala., New Orleans and Miami. These new services mean many things to our area and residents. First, it provides further evidence of the growing importance of markets around the Gulf of Mexico, particularly between Tampa and Orlando. Second, it further confirms the Interstate 4 corridor has become the heartbeat of Florida’s international trade. Third, this will result in cheaper commodities coming to our country. And fourth, it reconfirms the port’s investments into handling larger vessels is paying off. The number of containers handled has risen 31% from this time last year. Bottom line these are all very positive things for the Tampa Bay area and reason for excitement. --> Rocky Point Rocky Point is a beautiful waterfront Tampa spot to getaway from the hustle and bustle of urban living. An up coming hotel will top this already magnificent area with a new concept hotel. From the hotel's high-end design to a "dimensional" arrival experience to a rooftop lounge and cocktail bar, Current is designed to be a destination for locals and tourists. Curated by Oxford Exchange is a boutique that takes the place of a typical hotel gift shop; Tampa's Buddy Brew replaces a more staid hotel coffee bar. Every room has a water view, and there's floor-to-ceiling glass throughout the hotel. The rooftop lounge showcases a panorama of downtown Tampa and downtown St. Petersburg, air traffic at Tampa International Airport and the Howard Frankland Bridge on Interstate 275. The 10-story, 180-room hotel was developed in a partnership between the Lifsey and Costis families and Pinnacle Hotel Management, which will also operate the hotel. It was first proposed in early 2015, broke ground in 2017 and should open by the end of August, Lifsey said. The average room rate is $250.Read more click here.Craig’s Take: Guests will have the ability to launch paddle boards right from the hotel property making it unique and attractive to water lovers. Room amenities feature hardwood floors and tall windows with waterfront views. The hotel is not just for out of towners they intend to attract locals with access to rooftop lounge to sip on cocktails and watch the sunset over the water. The hotel also hopes to attract employees from neighboring office buildings will come for happy hour and nearby Tampa residents will for dinner to enjoy their in-house gourmet restaurant. The hotel partnered with Pinnacle Hotel Management to operate the hotel, which joins two other hotels in Tampa Bay to part of the exclusive Marriott Autograph Collection member. Tampa Bay’s two other hotels that part of the Autograph collection are Fenway and the Epicurean. Fenway is located in Dunedin and uses its history to take guests back to the jazz age. Epicurean is located in South Tampa partners with Bern’s Steakhouse for a foodies’ escape. --> St. Pete Pier The much anticipated St. Pete Pier has had many deigns and has now come to fruition. As the perfect spot for tourists and residents alike the new St. Pete Pier is slated to open in early 2020. The Pier will host a variety of new restaurants, shops, interactive experiences, and other elements that will be unveiled over the next several months. This park will consist of 26 acres of wonderful elements that are free to the public. I know this place will spark smiles, laughter, events, celebrations, and opportunities for all ages within our local community. Not only that, but our hope is that this park will be an attraction to visitors from all over the world, spanning from artists and celebrities to soldiers and politicians.The Pier district will offer a truly intergenerational waterfront experience. It will be a place for everyone to experience the water, a place to gather, a place to make memories. It will represent to the world that we are a progressive community who values the environment, the arts, the water, and our diverse population.The St. Pete Pier has faced many obstacles. The two hardest factors to overcome are budget and environment. The salt environment is extremely corrosive and is difficult to design a lasting project within a typical building budget. At the market we overcame this by creative efficiency. Instead of putting solar panels on top of an expensive roof we used the solar panels themselves as the shade structure. The Gulf Beaches don't necessarily fit this description, but there is one spot that comes close John's Pass.John's Pass has been bought by Mallah, who owns numerous properties throughout the Tampa Bay area. He bought the 138,715-square-foot marina through the online auction site Ten-X. The property, part of what is commonly called John's Pass Village and Boardwalk, had been marketed as an "irreplaceable waterfront location'' that is Pinellas County's No. 1 tourist destination. We feel that we can come in and do what the previous owner wasn't doing,'' he said."It's a neighborhood and tourist meeting place close to our house so it's easy to manage it.'' Mallah is hoping to give John's Pass a much need update to its facade to freshen up and add more stores and restaurants.Read the full story by clicking here.Craig’s Take: If the name Ben Mallah sounds familiar, it is because I wrote about him in a previous edition. Mr. Mallah purchased a home in Belleair in January of this year for a record-breaking price of $16.5 million. Mr. Mallah, who is a real estate investor, is looking to add to his portfolio with the purchase of John’s Pass. From 1970-2008 the Hubbard family has owned this iconic piece of real estate. In 2008, the Hubbard family lost the property in bankruptcy and since that time John’s Pass hasn’t seen its full potential realized. Mr. Mallah is the perfect buyer of this iconic property. He is local, understands the area and the people. He also specializes in improving property to maximize its potential. I am incredibly excited to see the transformation of this iconic property. There truly is nothing like it in Tampa Bay and it remains on the most visited tourist destination in Tampa Bay and all the West Coast of Florida. Its improvement will only add to its allure to tourists. If you haven’t been there recently you will likely enjoy seeing its transformation. I encourage you to go visit now and again within the next 12 months. --> Dog Park Get ready for a new hot spot for you AND your best 4 legged friend to do what you love most, hang out with each other and enjoy a few cold ones.Two Shepherds Taproom, which O'Bryan and business partner Patrick Verdugo plan to open in a warehouse at 4813 N. Grady Ave. The property has been in Verdugo's family since the 1960s, when his Cuban immigrant grandfather opened a carpentry shop in the space. The 5,000 square feet of air-conditioned play area as well as an outdoor dog park will also be a social spot for their owners, with 16 craft beers on tap. All in, the conversion of the warehouse property to an indoor dog park and taproom represents an investment of around $1 million, including a loan backed by the U.S. Small Business Administration.The owners came up with the idea that people needed somewhere to take their pups to go and play when it's 95 degrees, raining, and disgusting outside. Which then evolved into what do people like just as much as dogs? Beer. They thought to combine the idea of dogs and beer and have the indoor and outdoor dog park and a bar along with it as well.Hobbes and Verdugo's Australian shepherd, Cooper, inspired the name Two Shepherds. Patrons with a dog will have to pay admission, and Two Shepherds will offer membership options as well. Dog owners will be required to sign a waiver before entering the play area, which will be monitored by employees.Read more here.Craig’s Take: Truly a unique concept and unlike anything the Tampa Bay area has seen. I believe the concept is a good idea given increased pet ownership, the unbearable hot weather and increased number of rainy days. This could be the start of a concept that becomes a new market segment. --> Tourists Feel at Homein a Snow Amusement Park A rural area in Dade City will become the home of a new snow amusement park. On Aug. 6, Pasco County commissioners unanimously approved a conditional use permit, giving BB Agritourism and Saint Joe Ranch the right to create the park as it sits in the agriculture district.The winter play park site, across from TreeHoppers, will include a snow tubing hill that may be as high as 300 feet long and up to 200 feet wide. The park will operate a maximum of 120 days a year, two to seven days a week, depending on the season, with some nighttime events. Bellini and his wife, Lauren, closed on the home on July 9, according to Pinellas County property records. The 4,826-square-foot house sits directly on the Gulf of Mexico. It was built in 1984 and includes four bedrooms and six bathrooms in three stories.The sale price of $9.25 million puts the transaction in the upper echelon of Tampa Bay residential real estate. It is the second most expensive home sold in Pinellas County so far in 2019; a Belleair Shores home sold for $16.5 million in January. By comparison, the highest price home ever sold in Tampa was the Stovall Home on Bayshore Boulevard, which traded for $9.5 million in 2018 and will be converted to a private social club.Craig’s Take: The sale was an off-market deal as many luxury sales tend to be. The sale price of $9.25 million is not the highest but at only 4,826 heated sqft that brings the sold price per square foot to $1,916.70 which is the second highest in Tampa Bay. The highest being $2,190 per sqft. Both homes were off-market sales, are located on Mandalay Pt, sold for cash and within 30 days of each other. This is not uncommon in real estate especially in the luxury market. When one seller sells for a record others in the same neighborhood or area list their house for sale to take advantage of the high sale. This estate is located on Clearwater Beach which has a ton of tourists’ activity year-round. Clearwater Beach has the highest year-round occupancy rate of any beach city or town in the US. If you are an area resident on the beach, the noise and traffic can make it undesirable. The nice thing about this estate is it is located at the furthest most northern point of the beach which offers privacy and tranquility. The estate is the third from the last house at the end of Mandalay Point. One of the most unique features is the home backs to the Gulf of Mexico and has its own 100-foot wide white sandy beach. The most recent was back in March for $3.5 million. Since that time, they have virtually painted the exterior a more neutral color. Yes, that is correct Realtors now have the capability to virtually paint a home in the photos. There are many other things we can virtually due to the photos like staging, replacing appliances, adding artwork to the walls, and replacing floors to name a few.
