The forward-thinking Water Street Tampa developers have given us all sorts of glam and urban planning buzzwords AKA "public gathering spaces" or "engaging storefronts." However, this new addition to Water Street has potential to be the pinnacle of change and a new wave for urban development.  A new familiar looking brick building, which has whispers of what Tampa once was, Cigar Factories surrounded by parking lots, is now echoing a new Tampa undergoing ongoing construction. This structure is more than a cooling plant which produces and distributes chilled water to air condition the majority of buildings in the neighborhood via 8,500 feet of insulated underground pipes. The cooling plant, SPP says, is also 30 percent to 40 percent more efficient than a traditional chiller system. Jeff Vinik, the owner of The Tampa Bay Lightning, who controls SPP along with Cascade Investment LLC, has been   the potential for rooftop activation within Water Street since 2015. The rooftop space may be used for bars, yoga classes, and more.Vinik has created a new wave in Tampa’s development and way of living. He is leaning towards an eco-conscious space friendly Tampa. James Nozar, CEO of SPP, said in a statement. “We are proud to open this inventive district cooling facility that is providing an efficient centralized utility solution to the neighborhood. The facility is also making our neighborhood infrastructure more resilient and fulfilling our commitment to promoting sustainability and wellness through the built environment.”The 12,500-square-foot plant is also part of Water Street's WELL Certification by creating resilient neighborhood infrastructure and reducing noise levels throughout the community. WELL Certification outlines wellness requirements for real estate, similar in nature to the sustainability requirements outlined by LEED certification. Water Street became the world's first WELL Certified neighborhood in 2019.“As our city continues to grow, we have to make sure we’re doing so in a thoughtful way. This district cooling facility will play a big role in reducing our energy consumption while we work to create a more sustainable and resilient city,” Tampa Mayor Jane Castor said in a statement. “This is a big step forward in the right direction as we continue transforming Tampa together.”   --> Tampa Bay'sAnswer to Public Transit:The Cross-Bay Ferry Tampa Bay has long been craving an accessible way to galivant between Tampa and St. Petersburg. The answer is The Cross Bay Ferry  which has continued to grow its ridership in its third year of service. Both Tampa and St. Petersburg Mayors are fans of the ferry.  “With ridership outpacing previous seasons, I believe the ferry is now an integral part of our transportation culture here in the Tampa Bay region. I am looking forward to riding the ferry for years to come,” said St. Petersburg Mayor Rick Kriseman who has long been a champion for the service. “The Cross-Bay Ferry is a great addition to the region that allows riders to enjoy both sides of the bay. Not only does it better connect our great cities, but it allows locals and visitors to enjoy one of the greatest things about Florida — our waterfront,” Tampa Mayor Jane Castor said. “By embracing more mobility options to connect our region, we can meet transportation demands while improving the quality of life for residents across Tampa Bay. We look forward to looking at ways we can make this, and many other projects, a permanent commuter option.”HMS Ferries credits its increase in ridership due to the relocation of the ferry dock on the Tampa side of its service. Originally, the ferry docked near the Florida Aquarium, now the dock moved to the Tampa Convention Center, which allows the ferry to operate away from cruise ships. The ferry now begins service earlier in the day and added a third-round trip option on Sundays. That led to nearly quadrupling Sunday service from 1,604 passengers in November and December of 2018 to 6,172 during the final two months of 2019. So, what are you waiting for? It allows people to enjoy all the attractions in downtown St. Pete, Channelside, Harbour Island, and Downtown Tampa without getting in your car and driving across one of the Bay area bridges. Downtown St Pete attractions include the Dali Museum, Museum of Fine Arts, plus the Mahaffey Theater for concerts and dance. Green spaces line the waterfront, with skyline views and festivals at Vinoy Park, picnic sites at Demens Landing Park, and soon the St. Pete Pier will be available to begin enjoying again. In Channelside, you can catch a hockey game or concert at Amalia Arena, enjoy food and water view at Sparkman Wharf, checkout the wonders of the Florida Aquarium, tour the three floors of exhibits at the Tampa Bay History Center, or catch a trolley to Ybor City. Take a walk along the beautiful Riverwalk to enjoy events at Curtis Hixon Park or Armature Works. The options are almost endless. To me this is what the Tampa Bay lifestyle is all about.   --> Hillsborough County hasTop Wages in the State,but Regionally Falls Short Enterprise Florida’s State of Florida 2018 Average Annual County Wage Data Report shows Hillsborough County’s average annual wages are higher than in other Tampa Bay counties. A release from the Tampa Hillsborough Economic Development Council said the higher wages, combined with Tampa’s lower cost of living, “are key factors that are driving talent to locate in Hillsborough County.” This is the first time in over a decade that Hillsborough County’s average annual wages have surpassed every other county in the state, the EDC said. Widen the scope to include the Tampa Bay region’s average private sector wage of $48,304 and there’s a major gap compared to our competition. Tampa Bay ranks 19th out of the 20 markets the Tampa Bay Partnership examined in its latest Regional Competitiveness Report presented last week. That trails every community except Orlando. The average regional wages here are just 60 percent of the average wage in top-ranked Seattle. Within the Tampa Bay region, there are significant disparities. More than $18,000 separates the average private sector wage in Hernando and Hillsborough, and even as our top performer, Hillsborough still falls short of the United States average, said the Partnership’s director of policy and research Dave Sobush in remarks shared with the Tampa Bay Business Journal.“If you’re a woman in Tampa Bay, your prospects are even worse,” he said. “Male workers over the age of 25 in Tampa Bay earn a median wage of $41,000 per year, while female workers are earning less than $32,000 per year...and we can see that this wage gap persists at every level of education.” Are Tampa companies paying workers less for the same job? Or, are the functions we’re doing here in Tampa Bay lower skill, and therefore, lower pay?Craig’s Take:The fact that wages are higher in Hillsborough County than other Bay area counties is not surprising. Wages are typically higher in the more urban and densely populated areas. The more concerning factor is that the average regional wages here are only 60% of the wages in top-ranked Seattle. I do believe there are some clear contributing factors that can explain some of the gap. One contributing factor is that the cost living in the Tampa Bay area is far less than many of the other major cities. This combined with no state income tax allow workers in the Tampa Bay area to live a similar quality of life for lower wages than many of the other major metropolitan areas around the country. Tampa does still lack the ability to attract tech companies and tech talent compared to many other major cities. Jeff Vinik and others are working hard to change this by creating tech start-up incubators and making Tampa a more walk able and desirable place to live to attract tech talent away from other major cities. This is not an overnight process and will take years to see real results on a large level.   --> The Urban Sprawl:Uptown District The Urban Sprawl is in full swing in Tampa Bay, the developer of University Mall has started to demolish what once was Sears to make way for new construction in the up and coming Uptown District.The former Sears redevelopment has been slated for the following: Up to 1 million square feet of new office space Up to 400 hotel rooms 1,000 apartments 100,000 square feet of street-level restaurants, shops, fitness and experiential concepts Redevelopment of the lake frontage to the back of the property A greenway pedestrian/bike trail and shuttle bus connection along the lake to the VA hospital campus to the north and the University of South Florida campus to the east Currently there is not a time frame for construction on the new development. University Mall is a focal point of the emerging Uptown District, an area that covers 19 square miles in both the city of Tampa and Hillsborough County.Funding has been provided by the county, city, the Tampa Innovation Alliance, USF Board of Trustees, Moffitt Cancer Center, AdventHealth and the University Area Community Development Corp. RD Management executives are envisioning a billion-dollar redevelopment of the mall hoping to turn it into an urban-style village with a focus on life sciences. Read more here.Craig’s Take: The Uptown District has gotten little notoriety compared to many of the other Tampa development projects underway like Water Street, Mid-Town, and Westshore Marina District yet it is still an important development for this corridor of Tampa. This part of Tampa hasn’t had development like this in many decades. This is sure to make the once neglected area surrounding USF’s main campus more desirable and vibrant which is a positive thing for the entire Tampa Bay area.   --> Tampa Bay FeaturedJUST SOLDLuxury Listing   This European inspired showplace is majestically located on the panoramic point of the Grand Canal of Culbreath Isles. This home was originally listed on 5.2.19 at $3,595,000 and went under contract on 11/27/19. It was sold for $2.5 million on 1/6/20. The seller was the late Dr. Dennis Pupello who passed away in 2018. Dr. Pupello was a pioneer in cardiovascular surgery, serving on the team for the first heart transplant in Tampa. He was one of the founding members of the cardiac surgery staff at Tampa General hospital. In 1983, he founded St. Joseph’s Heart Institute and performed over 25,000 surgeries until he retired in 2005. The most unique aspect of this home is that it boasts 167 feet of deep-water access providing accommodation for a motor yacht up to 100 ft. This is incredibly rare for South Tampa waterfront real estate. The idea to be in a guard gated community with water frontage large enough to accommodate a 100 ft yacht yet be 10 minutes from the airport is very attractive to many discerning buyers.   --> Tampa Bay FeaturedLuxury Listing The list price on a historic home that took a ride on a barge across Tampa Bay is getting lower. Lamb Manor, named for original owner Asa Lamb, was originally built in Palmetto, FL, in Manatee County. It now sits on 5.2 acres in Ruskin, about 25 miles across Tampa Bay in Hillsborough County. The asking price is currently $1,595,000, a significant reduction from the $2.4 million price tag when it was originally listed in November 2016. The home was built in 1910 in the Queen Anne style, complete with turrets and verandas. To save it from demolition, a couple bought the home for $1 in 2006 and paid about a quarter-million dollars to move it by barge. The home now sits off a secluded road leading to the banks of the Little Manatee River. There's a deep-water dock with direct access to the Gulf of Mexico. The current owners aren't responsible for the home's move across Tampa Bay in September 2006. But they have spent plenty of cash on renovations. In addition to updates in the kitchen and bathrooms, renovations included adding 19th-century bronze and crystal lighting and beveled, stained-glass windows throughout the home creating a lighter, brighter transitional look. While the furnishings are still period furnishings, the owners also trended the furnishings forward to show how modern and classic can be blended. When you have a historic home, you can still add the modern elements. The furnishings are also available for purchase with the home. The 4,815-square-foot home has four bedrooms and 3.5 bathrooms. There are five fireplaces (ideal for cozy Florida winter nights), an elevator, and plenty of wood paneling. There is also a 1,768-square-foot, two-story guesthouse with three en suite bedrooms, as well as a kitchenette and living area. For recreation, the home has a lagoon pool, game rooms, home room, and a four-car garage. The home has received plenty of attention over the years. In addition to local and national media coverage of its barge trip across the Tampa Bay, the Wall Street Journal crowned it the House of the Year for 2015. Are iBuyer services the new wave in real estate? Tampa is a fast-growing market when it comes to home sales made through online platforms. A recent analysis by Redfin found that in the third quarter, 1.1 percent of homes purchased in the Tampa market were made by iBuyers: real estate tech companies that buy and sell homes through online platforms. That put the Big Guava as the No. 17 market in the country for iBuyers. Another Florida market landed at No. 9 — Jacksonville, where iBuyers accounted for 3 percent of home purchases, while Orlando landed at No. 12 with iBuyers accounting for 2 percentage of home sales. Phoenix — the birthplace of the iBuyer movement — and Atlanta trailed Raleigh, with 5.1 percent and 4.4 percent, respectively, while Houston, with 3.9 percent, took the No. 5 spot. Across the 18 markets in the study as a whole, the iBuyer market share was 3.1 percent. “iBuyers are concentrating their efforts in southern markets where both home sales and prices are poised for strong growth,” said Redfin chief economist, Daryl Fairweather. “We think that iBuyers are likely to accelerate home sales in these markets. Homeowners who may have been reluctant to sell because they didn’t want to deal with the hassle may be persuaded by the convenience of an iBuyer sale.” When an iBuyer buys a home, the company often does repairs and renovations in order to market the property at a higher price. The study found the most iBuyer activity is in markets where typical home prices were below the national median — around $312,200 in October. In the Tampa market, the median price of a home sold by iBuyers was $207,000, compared to the metro wide sales price of $236,393. Since this time last year, median days-on-market for iBuyers homes have plummeted in Tampa, dropping from 78 to 30 days in Q3 2019. Similarly, Orlando saw its median days-on-market drop from 64 to 22. Q3 2018 data was not available for Jacksonville. Craig’s Take: First let me explain what the term iBuyer means. An iBuyer stands for “Instant Buyer’. iBuyers are companies that purchase homes via cash, typically directly from the owner. The seller doesn’t have to pay an agent, list the home, stage it, market it, or even show it to potential buyers. Instead, they tell the iBuyer about the property—things like its age, condition, and zip code—and using data and mathematical algorithms, the iBuyer predicts the home’s future value. The iBuyer will then present the seller with a cash offer, which they can accept or decline. If they accept, they get their cash within a few days (or weeks, depending on the closing date they choose), and they’re free to purchase another property without the future purchase being encumbered by the sale of the current home. This makes them a much stronger buyer in today’s low inventory market where many sellers aren’t keen on accepting an offer that is contingent upon the sale of a home. There are other benefits related to timing.  Being able to choose your closing date so that you don’t have to go through the hassle of a double move or have additional expenses like temporary housing while you are waiting for your home to close is often enticing.  You also don’t have to experience a seller’s greatest fears-- being caught paying two mortgages when the sale of your current home falls through before closing. I do want to point out that many of those challenges mentioned can be mitigated by a top agent who has the experience to create a plan specific to the seller’s situation. While there are obvious positives, it is important to note there are as many negatives with a seller going the route of selling to an iBuyer. iBuyer offers typically fall short of market potential. Historical data suggest iBuyer companies are typically offering 82%-92% of fair-market-value. There are many things that determine what these companies are offering for these properties. Some of the variables are supply of inventory for similar homes, days-to-contract for similar homes in the area, number of recent comparable sales, condition of property, age of major components, etc. In addition, offers are generally lower than market value. Fees charged by these companies are typically more than fees charged going the more traditional route. The top iBuyer companies are charging between 7.5%-12% which further reduces the seller’s net.  Another important thing to understand is that just because the iBuyer offer is cash, it isn’t free of contingencies. The iBuyer offer does have inspection contingency and many times the iBuyer company tries to further reduce the offer price by providing a long list of repairs they feel they would need to make to the sell the home for their target price. In most cases, iBuyers take the properties they purchase, fix them up, and list them on the open market or sell them to investors at a profit. I do believe 2020 is the year of the iBuyer. I expect to see more iBuyer sales in the Tampa Bay area than ever before. The top iBuyer market in the country is Phoenix. Last year iBuyer home sales made up an astounding 30% of all sales in Phoenix. There are many reasons for the public to be concerned by this. Number one when one Buying group controls 30% of the market sales it is realistic to expect that group to begin to have major influence on the market therefore, influencing pricing in either direction. If you or anyone you know is having any thoughts about going the iBuyer route, I strongly encourage speaking with an agent like myself who can give unbiased guidance on which options are best for them. The district is expected to attract 1.7 million attendees annually.    --> The Getaway will Bring Boat-up Restaurant to Westshore Marina District The boat-up restaurant in the Westshore Marina District is another step closer to reality.BTI Partners, the Fort Lauderdale-based developer of the district, has sold 1.6 acres at the district's entrance to D&G WMD LLC for $2.425 million to make way for Paloma, which will have second-level indoor dining and an outdoor dining area overlooking Old Tampa Bay.David and Ginger Willis of D&G WMD LLC partnered with restaurateurs Scott and Karina Tashkin to own and operate Paloma. The Tashkins are partners in the Getaway, a boat-up restaurant on the Gandy waterfront. Neither a time frame for construction nor construction costs were disclosed.Paloma will be a one of a kind dining destination offering an elegant, coastal atmosphere with a diverse menu. Whether you decide to arrive by car, boat or just a nice walk, you’ll feel a sense of relaxed sophistication with its unique architectural design and coastal flair. Paloma will offer an entirely new dining experience to Tampa with an elevated marina view dining room, waterfront bar, and pavilion for sunset drinks and second level patio for private special events.Other Westshore Marina District retail tenants that BTI signed in 2019 include Cru Cellars, Crave Spa, Salon Color Bar, Duckweed Urban Market, Sand Surf Co., DRNK coffee + tea and QWENCH juice bar. Craig’s Take:This is incredibly exciting--not just for people who live in or near the Westshore Marina District but for all Tampa Bay residence who own a boat or belong to a boat club. There are few restaurants in Tampa that allow for you to pull up by boat and dock. None of Tampa’s current option are on the level of what is planned with the development of Paloma. You have seen me write previously that the Westshore Marina District is one of Tampa Bay’s most exciting areas that is experiencing massive new residential and commercial development. No more is this area going to be underdeveloped and underutilized. You will see me continuing to write about this area as it continues to grow with new development.   --> These Counties Saw the Most Residents Move to Hillsborough and Pinellas in a Four-year Span  A majority of Pinellas County residents come from out of state, while Hillsborough County residents almost evenly come from in state and out of state, according to the most recent census data. Tampa Bay Business Journal looked at census data from 2013 to 2017, the latest data available, to see where Hillsborough and Pinellas counties' residents originated. A lot of Hillsborough County residents are moving from in state, especially from surrounding counties. Polk, Pinellas and Pasco counties all had over 3,800 residents move to Hillsborough between 2013 and 2017. Besides Tampa Bay counties, the next Florida county to have the most residents move to Hillsborough was Miami-Dade with 2,445 over the four-year span.  Outside the state, Cook County, home to Chicago and San Diego County, home to San Diego, had the most residents move to Hillsborough County with 1,032 and 708, respectively. The county also received residents from 12 municipalities in Puerto Rico, including San Juan Municipality.    Overall between 2013 and 2017, Hillsborough County had a close to equal number of residents move from another state and from within the state; 38,359 residents moved from a different state while 36,411 residents move from a different county in the state. The county also had 14,393 residents come from another country.  Similarly, most of the residents moving to Pinellas County came from surrounding counties, though Palm Beach County had 1,275 residents — the third most — move to Pinellas.  Outside of the Sunshine State, Salt Lake County, home to Salt Lake City, and Queens County New York had the most residents move to Pinellas with 426 and 380, respectively. Cook County, home to Chicago, and Allegheny County, Pittsburgh were also among the counties with the most residents moving to Pinellas County.  Unlike Hillsborough County, Pinellas did not see as many residents move from Puerto Rico. Only two municipalities in Puerto Rico had over 100 residents move to Pinellas.  Between 2013 and 2017, a majority of Pinellas County residents moved from a different state with 30,860 residents, compared to 20,587 who moved from a different county in the state. The county also had 6,042 residents move from another country. Craig’s Take: It is no surprise, people who are moving to Hillsborough and Pinellas Counties are moving from high tax and high cost of living cities. In Hillsborough County we saw 74,770 move from within the US as opposed to only 14,393 who moved from another country. The point I want to make clear is that there’s 500% more people moving to Hillsborough from within the country than from another country. So, many times people get focused on people moving to the area from another country which pales in comparison to people moving to Hillsborough from within our country. If you breakdown the math between 2013 and 2017 we saw nearly 343 people moving every week to Hillsborough County. In Pinellas County we saw 51,447 move from within the US as opposed to only 6,042 who moved from another country. Again, the point I want to make clear is that there are nearly 900% more people moving to Pinellas from within our country than from another. So, many times people get focused on people moving to the area from out of the country which pales in comparison to people moving within the country. If you breakdown the math between 2013 and 2017 we saw 221 people moving every week to Pinellas County. That is pretty astounding if you think about that. This is the reason new residential construction cannot keep up with demand. It is also the reason our roadway infrastructure can’t keep up with growth. We so often take things like no state income tax for granted. Understanding where people are moving from allows me to understand where to market my seller’s homes.   --> Take a Virtual Tour of Altura Condo Tower Planned for Tampa’s Bayshore Boulevard It will be at least two years before they can move in, but potential buyers already can "see'' the planned Altura Bayshore condo tower thanks to the magic of virtual reality. Altura is among a wave of new condo towers planned or underway along Bayshore, which had gone well over a decade without any new high-rise construction. The projects include Virage, Aquatica, The Sanctuary and Hyde Park House. Additionally, Miami-based Related Group is considering two condo towers with about 100 units each plus townhomes.The Ronto Group, Naples-based developer of the 22-story tower, opened a sales center at the 2910 W. Barcelona Ave. site just off Bayshore Boulevard. Agents will give private presentations about the project, including a virtual tour soaring past the rooftop pool and cabanas, the tennis courts and through the buyer’s condo of choice overlooking Hillsborough Bay.The construction start date will depend on the pace of reservations. The home at 556 Riviera Drive, built in 2016, sold on Dec. 4, according to a Hillsborough County deed filed Friday. It appears to have been a cash transaction, as a mortgage has not been filed. The Riviera Drive home went up for sale on Oct. 30, offered at $8.5 million. It was rumored that prospective buyers were required to sign a non-disclosure agreement before touring the home. The sales price breaks down to $930 per square foot, which represents the upper echelon of luxury real estate in Tampa Bay. The developer of the home, a team of local investors, sold it for its exact list price of $5.995 million in February 2016. The property has more than 100 feet of open bay frontage, and a two-story cabana — offering elevated views of Hillsborough Bay — which connects both the main living area and the master bedroom. There are seven en suite bedrooms, one of which has been converted to a full gym. Other features include a 1,550-bottle, temperature-controlled wine room, eight and a half bathrooms and an elevator. The sellers also spent $750,000 on upgrades — adding a dock, converting a bedroom to a home gym, adding a Savant Intelligent Home and Entertainment System and an elevator, and upgrading the landscaping and fountain. The buyer is a corporate entity registered to a Bayshore law firm. The seller was a joint revocable living trust in care of Dennis A. Hase. The sale is the latest in a series of banner transactions for Davis Islands in 2019. Over the summer, Tampa Bay Buccaneers co-owner Darcie Glazer Kassewitz and her family paid a combined $16 million for neighboring properties on the Davis Islands waterfront. Craig’s Take: This sale is further evidence of the appetite for Davis Island luxury real estate has no signs of being satisfied anytime soon. For a home in this price range to sell in only 14 days is highly unusual unless there is something unique about the estate that makes it rare. In this case, a 100 ft of unobstructed Waterview’s, newer construction, and the location of Davis Island all make the estate a rare jewel in high-demand. Little is known about the seller other than the name and the buyer’s identity is unknown as the property was purchased in an LLC. With the managing member a local law firm.    --> Tampa Bay FeaturedLuxury Listing One of the most expensive homes ever sold in the Tampa Bay area is back on the market. Century Oaks, a historic compound in Clearwater, is now listed for a whopping $13.9 million. Fresh out of foreclosure and perched on a bluff overlooking Clearwater Harbor, this 28,000-square-foot estate, spanning 3.5 acres is located at 802 Druid S. and comes with a 16,000-square-foot main house and a 5,200-square-foot guest house, which have a combined 16 bedrooms and 20 bathrooms. The listing also includes two pools, two tennis courts, a grand ballroom, a movie theater, a historic bell tower, terraced gardens, a ten-car garage, and a 60-foot covered boat dock. Essentially, you're buying a personal resort. Named after its giant trees, Century Oaks was built in 1915 on the same site as Fort Harrison, which was a strategic military post during the Second Seminole War. The property changed hands quite a few times over the years, but in 2017 it was purchased by a Dubai real estate developer Blaise Carroz, who bought the estate for a record $11.18 million. Craig’s Take: I wrote about this estate this past summer when it was on the market at that time for $15.9 million with a different agent. After taking a couple months off the market, the seller decided to hire two of the areas top agents when it comes Clearwater luxury real estate. The seller also decided to reduce the price from $15.9 million to $13.9 million. This estate is one of Tampa Bay’s most iconic. There isn’t any other like it. From its lavish grounds, incredible privacy, 304 feet of waterfront, breathtaking views, and the history one can expect from a 1915’s home isn’t like any other. All that said, it is a very tough sale given the price and the home’s age. I could see someone using this estate as a hotel/retreat and/or turning into a business or potential development opportunity if one could obtain the appropriate zoning.   -->     Copyright (C) 2024. Walk along the illuminated paths that highlight all types unique flowers and plants. Over 1 million LED lights are used to set the gardens aglow. Live nightly entertainment and a visit from Santa make this the perfect family-friendly event. Refreshments and holiday-themed gifts are available at the Gardens' gift shop.  The display is on from November 23 through Dec. 30 every night from 5:30 to 9:30 p.m.  Zoo Tampa Santa’s reindeer have flown in for Christmas in the Wild at Zoo Tampa’s and guests can see the reindeer along with more than a million twinkling lights, glimmering holiday displays, an animated Christmas tree, and of course, get photos with the big guy himself, Santa, in Santa's village. As a bonus, you'll get to see the zoo's animals at night. Visit Christmas in the Wild Friday and Saturdays November 29-30, December 6-7, 13-15, and 20-23 from 4 to 9 p.m. Largo Central Park Largo Central Park is a beautiful, 70-acre park located in the heart of Largo, about a half hour's drive from Tampa. Its rolling grounds and fountains have set it apart as one of the finest parks in the county. During the month of December more than one million LED lights hang above the walkways creating an atmosphere perfect for a stroll with family, friends, and loved ones to get you in the holiday spirit. Make sure to bring a blanket or wear a sweatshirt, it gets cold! On December 16, you can even play in the snow (yes, really!) and greet Santa from 6:30 to 9:30 p.m. in the Snow Zone.The lights are on Nightly from Nov. 22, 2018- January 1, 2019 from dusk until 9:30 p.m. Santa Fest Bring your friends and family to the 36th Annual Downtown Tampa Parade. Every year, Curtis Hixon Waterfront Park is transformed into a holiday wonderland. Enjoy holiday activities at the park like, Christmas crafts, free photos with Santa, and live entertainment. Then, watch the parade as it marches down Morgan Street and down Madison Street.  The holiday festival and parade will take place on Saturday, December 7th from noon-4 p.m.The parade will begin at 11 a.m. on Morgan Street.  Christmas Town at Busch Gardens Christmas Town at Busch Gardens, is a holiday extravaganza. One million lights, shopping, shows, Santa, and characters from the TV special "Rudolph the Red-Nosed Reindeer," are brought to life during this festive event. It's great holiday fun for kids of all ages. Christmas Town takes place from November 16th-January 1st from 10 a.m. to 8/10 p.m. *(hours vary check to verify) 2019 Holiday Lighted Boat Parade The Hillsborough River lights up every year with hundreds of holiday boats during Tampa's Lighted Boat Parade. View the brightly lit spectacle from venues along the Riverwalk as boats small and large in holiday dress sail by. It's a sparkling celebration that combines Christmas with the Tampa Bay lifestyle. Be sure to look out for Tampa Bay's 35 foot LED lit Christmas tree that floats along the harbor. The tree will be on display from December 3rd - January 2nd.  The boat parade takes place Saturday, December 21, 2019 from 6:30 to 9:30pm.  Winter Village at Curtis Hixon Park Tampa's great weather can sometimes make it difficult to get into the holiday spirit for those used to the snow and cold. Inject a cheerful chill into your holiday celebrations at Winter Village located downtown along the beautiful riverfront. Consisting of an outdoor ice rink, cafe, and pop-up market, this event brings the sights, sounds, and tastes of the season. Enjoy some family ice time with a 90 minute skate costing $15 and includes skate rentals. Gov. Ron DeSantis announced that the state will pay $1.4 billion to rebuild the West Shore interchange starting in 2023.The mammoth undertaking will expand the area that connects the Howard Frankland Bridge, Interstate 275, Tampa International Airport and the Veterans Expressway. As any Tampa Bay resident can attest to, this area has historically been one of the worst bottlenecks in the region. However, many residents are complaining that this intersection is not where rebuiliding focus should occur. Click the F button below and follow us!   --> Tampa Bay FeaturedJUST SOLDLuxury Listing In today's Tampa real estate market, sometimes a luxury listing may be a luxury lot waiting to be developed. In this case Tampa Bay Lightning right winger Nikita Kucherov, who has the richest contract in Lightning history, has purchased a waterfront home in South Tampa — a property that's a potential tear-down for redevelopment. Kucherov paid $2.95 million for a 1960s-built home in Sunset Park Isles on a finger of land that juts into Old Tampa Bay, in a deal that closed in late October, according to Hillsborough County property records. In 2017, Kucherov bought the home of another household name in Tampa Bay professional sports: former Tampa Bay Buccaneers coach Dirk Koetter's home in nearby Culbreath Isles.Craig’s Take:The property was purchased for its land value. It sets at the very end of Dundee Street giving it a massive 250 feet of water frontage. It also offers incredible views of Old Tampa Bay and spectacular sunset views with its western exposure. There’s a reason they call this neighborhood Sunset Park Isles. The name doesn’t disappoint. The highest lot sale in Sunset Park Isles over the past year was $1.495 million. That lot was far inferior to the Kucherov’s purchase. Hence the reason for the massive difference is purchase price. Kucherov’s home sold last January for $2.495 million. This is just more evidence of the land grab for incredible South Tampa waterfront lots. In the past years we have seen some of the Tampa Bay area’s highest priced land sales many of which are in South Tampa. From the Bucs co-owner double lot sale of $16 million, to my friend Greg Margliano’s sale on Davis Island of $6.26 million back in April, to several others. One interesting thing to point out is many of these recent lot sales were previously sold not long ago for far less money. The Davis Island sale of $6.26 million sold in 2015 for only $3.4 million. In less than four years the price nearly doubled. We have all heard the adages:  There’s only so much waterfront real estate. They are no longer making waterfront real estate. The most famous of all real estate is about location, location, and location.  Many owners of waterfront real estate are aware of this land grab and are testing the market. There are currently 5 lots listed in South Tampa for over $2.0 million. With the highest being $4.995 million. Many of these lot deals are put together as what we in the industry call off-market deals. That simply means the property was not listed on the MLS and marketed using traditional methods. These deals in many cases are put together the old fashion way through the Realtor’s network.     --> Tampa Bay FeaturedLuxury Listing Jimmy Rollins is swinging for the fences in Florida. The retired baseball star is asking $6.875 million for his waterfront home in Tampa, more than double the $3 million he paid for it five years ago. Built in 2008, the house sets on a narrow inlet of Tampa Bay on a 0.4-acre lot in Culbreath Isles, a guard-gated community on the west side of the city. Luxe amenities include an office, home theater, and wine cellar. The outdoor space includes a living area on the water, as well as a pool and spa. Rollins, 40, is a three-time All-Star and four-time Gold Glove Award-winner who played 17 seasons for the Philadelphia Phillies, Dodgers and Chicago White Sox. He won the NL MVP award in 2007 and led the Phillies to a World Series title a year later. Rollins is busy in the real estate game. He listed his New Jersey mansion in 2017 for $799,000. It sold last year for $687,000. And he reportedly broke a record in Encino, CA, with his purchase of a $10.65 million, the highest price paid in the city at the time.Craig’s Take:Jimmy and his wife Johari purchased the home for $3.0 million in 2012. At the time the Tampa market was at its low. The home was built in 2008 by Windstar Homes. Windstar Homes has been one of Tampa Bay’s premier homebuilders since 1996. They have a track record of building some of Tampa Bay’s most impressive estates that set on some of the Bay areas most caveated homesites. The home has not seen too many upgrades or changes since the time of its last sale. The home’s current list price of $6.875 is a cool $3.875 million more than what the Rollin’s family paid for it just seven years ago. The highest sale in Culbreath Isles over the past two years sold for $5.175 million. That estate was built in 1976, boasted 9,551 heated sqft, yet needed significant updating. The things you can’t change this home has in tens. It has 176 feet of water frontage, large pie shape lot, incredible privacy, and unrivaled open Tampa Bay views. In fact, this estate sets on the most coveted homesite in all of Culbreath Isles. That is in stark contrast to the Rollin’s estate setting on an inlet with homes across the way that obstruct the Bay views and doesn’t allow for optimal privacy. The wealthy pay high premiums to have the best in the things you can’t change.  The next highest sale in Culbreath over the past 2 years drops all the way down to $2.650 million. Homes above $2.0 million in Culbreath Isles are selling on average in 186 days and sellers are getting 88% of their asking price. As exquisite of an estate this is, I believe it will sell between $4.75-$5.0. That is far cry from the current asking price of $6.875.
