Says About the
Future of American Cities

Tampa’s landscape feels oddly familiar. Florida's third-largest city unfurls into unremarkable suburban-style sprawl centered around multiple small urban centers that show more history than most of the state. (The area has immigrant roots dating to the early 1900s.)

Although more than 3 million people call the Tampa–St. Petersburg–Clearwater area home (and it ranks in the top 10 of 2017 national population growth), it’s not exactly top of mind when it comes to innovation and urban planning. However, much like other second-tier cities across the country, that’s changing.

“People think of Florida as retirement, but Tampa’s average age is actually below the national average,” says James Nozar, CEO of Strategic Property Partners (SPP), the development firm overseeing Water Street Tampa—one of America’s most ambitious urban revitalization plans. Backed by Bill Gates’ and entrepreneur Jeff Vinik, the project represents more than 1 million square feet of new street-level activity space along with a literal reorganization of Tampa’s downtown.

“Tampa is turning back towards its waterfront,” says John Rossant, founder and chairman of NewCities Foundation, a global nonprofit focused on urban planning. “The people backing it financially are super smart and what’s interesting is that from the get-go, Water Street was positioned as world-class—something that could radically reposition Tampa and turn it into a global city.”

Wood-look tile vs. wood: How much does each cost?

Wood-look tile (which can also go on walls, like in bathrooms) comes in ceramic and porcelain. According to online estimates, ceramic tile runs between $2 and $8 per square foot on average, while porcelain averages anywhere from $4 to $12, with installation averaging around $5 per square foot.

In comparison, real hardwood flooring costs an average $5 to 10 per square foot with installation running an additional $4 to $8 per square foot.

How Can I Increase
My Family’s Net Worth?

 

Every three years, the Federal Reserve conducts their Survey of consumer Finances. Data is collected across all economic and social groups. The latest survey data covers 2013-2016.

The study revealed that the median net worth of a homeowner is $231,400 – a 15% increase since 2013. At the same time, the median net worth of renters decreased by 5% ($5,200 today compared to $5,500 in 2013).

These numbers reveal that the net worth of a homeowner is over 44 times greater than that of a renter. Owning a home is a great way to build family wealth.

As we’ve said before, simply put, homeownership is a form of ‘forced savings.’ Every time you pay your mortgage, you are contributing to your net worth by increasing the equity in your home.

That is why Gallup reported that Americans picked real estate as the best long-term investment for the fifth year in a row. According to this year’s results, 34% of Americans chose real estate. Stocks followed at 26%, and then gold, savings accounts/CDs, or bonds.

The Housing Market
Will "Spring Forward"
This Year

Just like our clocks this weekend, in the majority of the country, the housing market will soon “spring forward!” Similar to tension in a spring, the lack of inventory available for sale has been holding back the market.

Many potential sellers believe that waiting until Spring is in their best interest. Traditionally, they would have been right.

Buyer demand has seasonality to it. Usually, this falls off in the winter months, especially in areas of the country impacted by arctic conditions. This hasn't happened this year.

Demand for housing has remained strong as mortgage rates have remained near historic lows. Even with an increase in rates forecasted for 2019, buyers are still able to lock in an affordable monthly payment. Buyers are increasingly jumping off the fence and into the market to secure a lower rate.

The National Association of Realtors (NAR) recently reported that in 2018 the top 10 dates sellers listed their homes all fell in April, May, or June.

Those who act quickly and list now, before a flood of increased competition, will benefit from additional exposure to buyers.

7 Spring Cleaning
Tips

When spring is in the air, don't let a musty house spoil it. Here are seven tips for giving the season the welcome it deserves.

1.  The best refrigerator cleaner is a combination of salt and soda water. The bubbling action of the soda water combines with the abrasive texture of the salt to make a great cleaner.

2. The best way to get rid of lime buildup around the faucet it is to lay paper towels over the fixture, soak it with vinegar and let it set for an hour. The deposits will soften and become easier to remove.

3. Clean screens with a scrap of carpeting. It makes a powerful brush that removes all the dirt.

4. Clean windows with a rag and soapy water, and then dry them with another rag. You can also go to an auto-parts store and buy a windshield squeegee, which cleans very well.

5. If drapes are looking drab, take them out of the window, remove the hooks and run them through the air-fluff cycle in the dryer along with a wet towel (to draw off the dust) for 15 minutes. Hang them back in the windows immediately.

6. Clean the blades of a ceiling fan by covering them with a coat of furniture polish. Wipe off the excess and lightly buff.

7. Sometimes comforters, blankets and pillows don't need to be cleaned, but they do need to be aired out after a long winter in your closed-up home. Take them outside and hang them on a clothesline for a day.

Prior to that sale the highest sale for a residential property in Tampa Bay was $11.8 million spent 2 years ago for home in Clearwater. If you are wondering what $16.5 million gets you, here is what the new owners get. The Belleair Shore Estate home has 19,578 heated sq ft and a total sq ft of 37,548. Features include 8 bedrooms, 7 full baths and 4 half baths. It sets on 2.36 acres with 200 feet of Belleair Beach frontage. My two favorite features are the incredible views from the massive balcony that runs the length of the estate and the lazy river that flows under the home. It is a sight to be seen!   

It was no accident that The Oaks residence was listed a day after the Belleair Shores Estate sold. Real estate is about timing and to have a recent comparable sale like that helps to justify pricing historically never seen before in Tampa Bay. It marks an exciting time for The Tampa Bay luxury real estate market prices have reached new heights. Historically, these kinds of prices on the west coast of Florida have been reserved for Sarasota, Longboat Key and Naples. Tampa Bay real estate is becoming more and more valuable in the eyes of the super wealthy. It shall be interesting to see what part of Tampa Bay will be home to the next record breaking sale.
