Water Street
 Is Raising The Bar For 
Health and Wellness

Like a flower pushing up through concrete, a unique neighborhood is blossoming in Tampa. Water Street Tampa is undergoing development from the ground up on more than 50 acres in downtown Tampa along the waterfront. The developer, Tampa-based Strategic Property Partners (SPP), is putting health and well-being at the forefront of the transformation with innovative urban planning that provides a blueprint for what a city can be.

The Water Street Tampa initiative is revitalizing an underutilized tract of land to create an urban mixed-use waterfront district encompassing about 9 million square feet zoned for multiple uses, including commercial, residential, hospitality, cultural, entertainment, education and retail, totaling over $3 billion in private investment from SPP.

As featured in Forbes Magazine, Water Street Tampa is the FIRST neighborhood in the world to earn a specific designation under the WELL Community Standard, a global benchmark for healthy communities. The designation fosters and cultivates neighborhoods that have health and wellness attributes built into their DNA. Tampa's Water Street is the first and only community to receive this designation. This is big news for a space that was previously failing and underutilized. Tampa's downtown now has a bright, new face that is health conscious. 

Before it became primarily surface parking lots serving Amalie Arena and Tampa Convention Center, the neighborhood was home to Fort Brooke, a U.S. military outpost in the 1800s; a historically African American neighborhood called Garrison; and part of an active working port.

“What we’re trying to do is create a great place to live, work and visit,” says SPP Chief Executive James Nozar. “ We have the ability to do a lot with the scale we’re working with and the physical location.”

Marina District
News 

As urban Tampa grows more residential, city dwellers clamor for convenient grocery store options. A boutique grocer that got its start in downtown Tampa has signed a deal in the Westshore Marina District.

Duckweed Urban Market, which will have future locations in the central business district, Channel district, Seminole Heights and is looking at sites in Orlando, will take 3,000 square feet in the Westshore Marina District is expected to open in 2020. It will be the first retail business and the anchor tenant in its planned Marina Landings town square. 

A market has been long been part of the vision for the retail portion of Westshore Marina District. BTI has said that it wants to create an urban, walkable environment within the district, just off of Westshore and Gandy boulevards. They are a health-conscious grocer that will have a lot of the essentials with a focus on grab-and-go foods, artisanal items, and a small vegan café inside. They will also have a full liquor store.

Following Duckweed there will be a series of retail announcements for the nearly 24,000-square-foot town square. Leases are signed or under negotiation for a coffee shop, juice and smoothie shop, a wine bar and restaurant, a surf and marina shop, fitness center, dessert shop, and a salon and spa.

Beyond retail leasing, the residential component of the district is also in full swing. Apartments, townhomes and a high-end condo tower, Marina Pointe, all have plans to break ground later this year.

Craig’s Take:

The Westshore Marina District is another very exciting pocket of Tampa that is going through a massive transformation. This area saw some transformation during the last real estate boom but nothing compared to what it is currently going on. This corner of Tampa is turning into a densely populated area that will soon have the key elements of the walk-able lifestyle so many people are looking for today. Bayshore

The land that once was Tampa's iconic Colonnade restaurant property on Bayshore Boulevard, has quickly transformed into Virage Bayshore, a brand new high-rise in South Tampa. Scheduled for completion in 2019, Virage Bayshore is pet-friendly and offers an outdoor pool, clubroom, expansive balconies, garage parking, and a community pet park.

Steve purchased the condo in 2016 for 1.395 million. Since that time, he has completely remodeled the condo. He did an excellent job on the remodel. It is stylish, elegant and has broad appeal. It is currently the nicest resale condo-residence for sale on Bayshore. This residence does stand-out as the other recent sale in the building had original interiors. Average days to contract in the building for similar priced condos is over 230 days. My estimate is the condo will sell more quickly due to the recent improvements.
