Ora Hotel & Residences - Downtown | One of the most strategic development assemblages outside Water Street is taking shape just behind the nearly 70-acre master-planned area. @prospergroup , in partnership with @arc_realtygroup , the firm leading the project, and Sunwest Construction, have unveiled plans for a new project in the path of Water Street Tampa’s second and third phases. Introducing ‘Ora’—a 40-story hotel and residential development by Clearwater-based and Miami-based companies. The condo/hotel project, with an estimated total sell out of $600 million, will feature a branded Steakhouse that will be a first for Tampa.

Ora is the first Tampa condo building to allow owners to rent units on a nightly basis. Located at the intersection of N. Brush St and E. Washington Street, the 622-unit building will be one of Tampa’s tallest residential towers. The private residences, catering to a boutique crowd, will include 31 luxury units on the top four floors. Floors 17 to 35 will house the hotel-condo component, with units available for purchase, while the lower floors will offer traditional hotel rooms.

Ora’s amenities will include a 10,000 square foot convention space, the Steakhouse on the pedestrian experiential level, a lobby bar and café, a state-of-the-art fitness center, rooftop deck space with a DJ stand, expansive outdoor TV, a bar, and a restaurant.

The developers have revealed that their next step is to close on the site in phases, with one parcel scheduled for closing in June and the others in November 2025. KAST Construction is responsible for overseeing the project through the pre-construction phase, while Adache Group Architects has been listed as the architect of record.
