Craig's Take:

The average condo in Channelside is a little under 1,300 sq ft. There has been a lack of inventory for high-rise living condo residences that offer 3 bedrooms with larger square footage. Knowing this, Mercury Advisors (which is the same developer of Grand Central at Kennedy) decided it was time to fill that need in the market. Residences start at over 2,000 sq ft and there are only two per floor. Another unique feature is that none of the residences have shared walls.

What's going on with the market?

Housing supply starting to see an increase...

“After years of record-breaking inventory declines, September’s almost flat inventory signals a big change in the real estate market…But don’t expect the level to jump dramatically overnight. In the medium price ranges there are still plenty of buyers in the market that are scooping up homes as soon as they’re listed, which will keep national increases relatively small for the time being.” Danielle Hale Realtor.com Chief Economist.

National Housing Inventory Crisis Reaches Inflection Point--Realtor.com

1.       Nationally, new listings jumped 8% year-over-year, the largest increase since 2013
2.       Total listings in the 45 largest markets now up 6% on average over last year.

Nationally, unsold inventory is at a 4.3-month supply which up from a 4.1 month supply a year ago. While inventory continues to show modest year-over-year gains, it is still far from a healthy level of inventory and new home construction is not keeping up to satisfy the demand. 

Craig's Take:

After month-over month of declining inventory levels, the data is supporting a market with modest increases in inventory moving the market in most areas to a more balanced market. The increase in inventory will remain modest due to home builders' inability to keep up with demand. The reason for this is due to a lack of skilled labor in the workforce. There is no indication this problem will be solved anytime in the near future. Bottom line--real estate is very local in nature. If you having any thoughts of selling, it is important to have custom supply and demand analysis to determine the supply of similar homes compared to the current absorption rate. Stay tuned next month for my market predictions for 2019.
